I swear, this is my favorite time of year.....Spring Ahead! An extra hour of daylight and each day for a few months it stays lighter out a minute a day and before you know it, the sun doesn't go down until 7:30. Gotta love it!

To me, it also means Spring is practically around the corner. I can already smell the pretty flowers that will be blooming. The freshly cut grass <love that smell too>, more people out and about smiling from ear to ear! Kids playing and enjoying the warm sunshine. Planting our flowers and vegetable gardens! Being able to open windows and let the fresh air into our homes after being cooped up for what seems like an eternity.

So yes, I am so looking forward to Spring! Bring.....it......on!

Lindenhurst NY Short Sale Market Report - July 2011

47 Lindenhurst NY short sale homes have been listed since January 2011 and 17 have sold.

There are 261 homes for sale in Lindenhurst NY. Out of the 261 homes, 58 of them are short sales. That is a tad over 22%. A few months ago, that percentage was at 27%. So, the ratio to regular resale homes versus short sale homes has dropped by 5% in as little as a few months.

In 2010, 30 short sale homes sold in Lindenhurst NY. The median sales price: $278,000 with 166 days on the market. The list price to sold price ratio: 2.3%

So far for 2011, 17 short sale homes have sold. The median sales price: $230,000 with 147 days on the market. The list price to sold price ratio: 8.1% I like seeing the days on the market being 147 days. That is 4.5 months. Better than 5.5 months during 2010. We are seeing improvement with the amount of time it takes to get a short sale home closed!

Currently, there are 10 homes in PBA (pending bank approval) status. One of them is my listing. This means there is a buyer under contract waiting for the bank to approve the short sale. There is section called: Short Sale UC Date in the listing that only real estate agents can see. Until the bank approves the short sale, the status will not change to under contract. Because of this, those homes are still in available status in the public MLS. I get calls on my listing and have to explain to the potential buyers why that is. It makes sense to them.

West Babylon NY  Seven homes came onto the market. The prices range from: $149,000 to $549,000. One home is a short sale.

There are currently 169 homes for sale in West Babylon NY. Prices range from $149,000 to $769,000.

As you can see from the chart, we are nowhere near being in a seller's market. More homes have to come off the market than coming onto the market in order for it to be a seller's market.

15 W. Minerva Road was listed for $224,900 and sold for $180,000 and on the market for 52 days. List price to sold price ratio: 20%. It is a 3 bedroom High Ranch and an REO property.

161 Waco Street was listed for $259,000 and sold for $235,000. On the market for 269 days. The list price to sold price ratio: 9.3%. It is a 2 bedroom Ranch and a short sale. The contract date is 12/22/10 and closed on 4/7/11. That is really good these days for short sales!

66 E. Marine Avenue was listed for $289,000 and sold for $265,000. On the market for 120 days. The list price to sold price ratio: 8.3% It is a 5 bedroom Expanded Cape and not a short sale or REO property.

928 Catskill Avenue was listed for $289,000 and sold for $283,000. On the market for 18 days. The list price to sold price ratio: 2.1% It is a 3 bedroom Colonial. Not a short sale or REO property.

1003 N. Erie Avenue was listed for $324,990 and sold for $315,000. On the market for 77 days. The list price to sold price ratio: 3.1% It is a 3 bedroom Cape and in Diamond condition!

Lindenhurst NY Homes For Sale - 15 homes came onto the market. The listing prices range from: $238,000 to $429,000.

Not Having Internet Access Is Like Walking In The Dark!

I have a laptop that has WIFI. A few days ago I spent almost a full day of figuring out why our wireless router wasn't working.I did all the troubleshooting myself then called Cisco's toll free number. Turns out, the router lost it's life. Had it for almost 8 years so it gave us a good run.

Instead of going out and spending way too much money on one, I bought a brand new one on Ebay for $30.00. If I went to any store it would have cost at least double that. I really should have spent double money.

So here I am using hubby's computer. The keyboard sucks. I have to press really hard on the keys, especially the space bar.I have Wifi access to choose from on my laptop but the connections are pathetically slow.

Cablevision prides themselves on the fast wifi connections..........let me pat them on the back. Careful, that last step is a doosy.

Even blogging is a challenge. I use Scribefire to write my posts which is for Firefox browser. Hubby uses Internet Explorer. Why in the world would he do that to me? lol. I need to teach him that Firefox is good.

And of course my files and photos are on my laptop. I could send them to hubby's computer but, that's right, I can't because I need Internet access to use email. Doh!

Sometimes you do not realize what you have until you lose it even if it's for a short while.

At least there is good wifi service at my office and that is where I will be today. I'm so behind in posting my market reports. At least there is light at the end of the tunnel for today.

Reminder to Self: Self, next time spend the extra money because this inconvenience ain't worth it!
