When you buy an REO/distressed property, there is still a seller involved. It is not the person that defaulted on the mortgage. It is the bank/Asset Manager.

When you make an offer on a Long Island distressed property, that offer goes to the Asset Manager via the listing agent. Then it goes to their Manager. If your offer is accepted, you do the home inspection. If the inspection report is acceptable to you, you move forward and sign the contract. Then you start the mortgage process as normal.

Here is where buyers get a little confused. Since there is no one living in the home and the offer is accepted, buyers truly feel the home is theirs. It is not. It will be yours when you sign all the closing documents. The seller is the bank, not a ghost. Just because you never met them, doesn't mean they do not exist. Trust me, they exist.

You cannot do the following until you close:


You cannot........Get the keys to the house.
Do NOT..............Ask your real estate agent for the lockbox code. Do not get annoyed at your agent for refusing to do this. No buyer is allowed to gain entrance to a home without a licensed real estate agent. That is the law!
You cannot........Do repairs or home improvements ahead of time.
Do NOT..............Leave a door or window unlocked behind your agent's back so you can gain access when you want. The agents are checking on the home to make sure this does not happen. Did you know that is breaking and entering? Just wondering.
Do NOT...............Ask the bank/seller to do minor repairs. It just ain't gonna happen.

Be happy you got the home for much lower than the appraisal came in for. You worked hard to save money to buy that home so enjoy the milestone of home-ownership!

Back in June 2011, I met with a new first time home buyer. He was looking to purchase a coop in West Babylon. We looked at a few and made an offer on one but it already had an accepted offer. Onward and forward.

At our first meeting, I presented information about foreclosures in Lindenhurst NY and West Babylon just in case a coop would not work out. I'm glad I did. We saw a few and most needed work. He wasn't afraid to do work as long as the house was structurally sound.

Didn't take long and we made an offer on a really great house. After a couple of days I find out the bank accepted another offer and we were a back-up offer. He was disappointed but we continued our search. Didn't find much after that but since he got a taste of owning a single family home, he opted to forget about a coop. That I can understand. If you can buy a single family home at the same price or even lower than a coop, wouldn't you want the single family home with a large yard instead? You betcha!

I placed the home he lost out on into my favorites on the agent only side of our MLS and watched it like a hawk to see when it would go under contract. After 2 weeks it went under contract. I still kept a watch on it just in case the deal fell through. I must have checked on it at least 10 times a day to see if there was an update. After a few weeks, I look and there it is, BOM (back on market) and the price was reduced! Woohoo! I call my buyer to tell him then I call the brokerage to find out what is going on. After a few days of waiting, they told me our offer was accepted! Yeah! Now we wait for closing day. My buyer was so happy, he had to pull over!

With real estate and all of life, things happen for a reason. With distressed/REO properties, banks want the properties off the market and off their books. They will take a cash offer first. My buyer isn't paying cash. By keeping an eye on this property for him, he will soon be a proud first time home owner. I knew my buyer was meant to have this house and I didn't give up on it. I just had "the feeling" it would work out sooner or later.

I had the pleasure of showing homes in Oak Beach NY this past weekend. I love it there! The views from some of these homes are spectacular!

Oak Beach NY is an exclusive Homeowner's Association and a gated community. Right now, the HOA fees are $3,600 per year. You also have beach rights. The land in Oak Beach NY is leased to Babylon NY until 2050.

Currently, are eight homes for sale in Oak Beach NY. One of these homes is a short sale. This was one of the homes I showed over the weekend. It has 4 bedrooms and a master bedroom suite with a spacious, private full bath. This home is approximately 4,000 square feet.

Just six years ago, some of these homes could sell for over $1M. Now? Depending upon condition and considering the market has come down by 20% since 2007, we are talking listing price of $350,000 to $700,000.
