I lied. I'm sorry.
For over a year I've been saying it's a buyer's market. It is and it's not. Let me splain......
I have buyers I'm working with in different price points. The buyers that are prequalified up to $300K are finding that the homes they are seeing need a good amount of work. These homes are out-dated and just need cosmetic work. No gutting. There are a ton of these homes on the market (buyer's market).
Then I have buyers that are prequalified above $350K. We are finding that some homes not only need work, but are overpriced. The homes that are priced right, in at least excellent shape, move-in condition are flying off the market in Lindenhurst NY and West Babylon NY, hence a seller's market. My buyers and I go to make offers on these great homes only to find there is a 1st accepted offer. We found one home last weekend and now we have a 1st accepted offer on it! Now I won't be stressed about my buyer being "homeless".
My advice: If you are prequalified up to $300K, expect to do work on the home. Do not expect a move-in, eat-off-the-floors palatial home.
If you are prequalified from $350K and up, make an offer on that move-in condition home or it will be gone. Now, if you are just starting out, see some homes before making any decision. But when you feel in your gut that that home is THE ONE, make an offer and hopefully you will be the 1st accepted offer instead of the other way around.
