CO means: Certificate of Occupancy.
A Legal 2 by CO is when the home can be rented without the homeowner living there. That means both portions of the home can be rented by tenants. That can be a great source of income if you are lucky enough to buy a Legal 2 Family by CO.
When you buy a Legal 2 Family by CO, the CO is deeded to the property, not the home. For example, if you bought a home that really needs to be demolished, you can do that and the CO remains in place.
The Town of Babylon currently doesn't give CO permits to homes that already do not have it. Those are called a Legal 2 Family by Permit and I will post about those permits tomorrow.
