Babylon Village has a large volume of luxury homes on the market and off. Currently, there are no luxury homes Under Contract. It is not uncommon to see luxury homes on the market for long periods. Why? The amount of buyers that can afford them is smaller compared to homes that sell in the mid 300k price range. The higher the price range, the smaller the buyer pool becomes.
It's not just about if you can afford the price, take a look at the property taxes. Wowza right? Can you imagine having a $10,000+ mortgage payment every month? Not me. Not to mention hiring landscapers, cleaning service, etc. You wouldn't catch me dead cleaning a 15 room home! Maintaining a luxury home is a job in of itself. I'd rather sell them then clean them :)
Then there is the fact about putting in an offer. It is not uncommon to go below $300k of the asking price to start the negotiating. Imagine that? That is the price of your average home in Lindenhurst, NY! Negotiations can take weeks. It's not always immediate like median priced homes. Luxury home buyers need to sit and think when they get a counter offer from the seller. They take their time. Sellers will sit and think when the buyer comes back with a counter. Losing patience on either side can cause someone to walk away.
