
Confused About Selling Your Home? Do What Feels Right.
Homeowners have many reasons why they want to sell their home. Some want to trade-up. People retire and want to move to a warmer climate. If they have children they may want a better school district. The list goes on.
But some know they should sell to meet their life goals but are on the fence about it. Why? Well, here is the story...
I had a listing appointment recently and met a lovely young couple. The have small children and are not in school yet. The school district they are in is not the best so they are faced with having to pay for private school. For one child it will cost them around $4000 to $5000 per year. Double that when their youngest has to start school.
Their home was an expired listing and I set them a letter along with what I will do to sell their home. I get a call and the appointment was made.
They have a great home all around. Their landscaping is perfect. Tons of closets and a 1 car attached garage. Other than the school district, the home has no challenges.
As I'm speaking with them I am finding that there is confusion in the air. I can't go into details but they have an opportunity to be able to save money after they sell their home in order to move into a better school district in the future. Sounds like a no-brainer right? Well, it isn't.
She walked me outside as I was leaving and I just let her talk. She was talking about how some of the neighbors light fireworks for July 4th and how everyone helps each other out, etc. Sounds like they have perfect neighbors. It became clearer to me how they are going to miss all that.
I just told her that they have to do what is good for them and their children. I will be speaking with her on Monday to see how she is feeling.
I was asked why did I leave without the listing? I responded by saying, "why should I have pushed to get it?"
When you see someone in that confused state, it is not up to me to talk them into selling their home. It's not my future, it is theirs. The home was listed twice in 16 months. A few offers died because the buyers couldn't get mortgages. No one asked for a pre-approval letter either. They ended up showing their home because their agent wasn't doing it.
Now you can see why they feel the way they do. They are being smart. They should make a decision to sell based on facts and not emotion. I just told her to take a break for a while and not to overthink anything and before you know it you will know what to do. We will see what happens.
