In the chart below, there are homes highlighted in red. Those are waterfront homes. Most are on canals and a few are bay front. The homes not highlighted are not on the water.
There are 4 mulitple family homes.
The homes that sold on the lower end of $400k were in excellent condition. The rest were in Mint+ condition and up. Updated kitchens and bathrooms. Hardwood flooring and stainless steel appliances. Beautiful landscaping. All but 2 are in the Lindenhurst NY School District. See where I'm going with this?
There are 8 homes that are inland that sold in the $400K price range. Now, all of these homes have the updated kitchens and bathrooms and beautiful landscaping. You can't dispute these facts when you see these homes in a Comparable Market Analysis.
So, unless your home meets the above criteria, it won't sell at the $400k price range.
