Lindenhurst NY Home Selling - Pricing Into The Future - "Homeowners, Stop This Crazy Pricing!"
I hear it all the time when working with buyers. "This home is overpriced". "They must be out of their minds!" The reason my buyers say this is because I educate them. I show them comparable homes. They know what type of home they can buy because they do their homework.
But, when I start seeing homes that are priced well above market value and I mean at least $80,000 above, I wonder why.
So many homeowners wish the market was still back in 2005 and they still price it that way. Then you have the other end of the spectrum:
I didn't get a listing and it's my first one. Not a problem. I just couldn't list it at the price the homeowner wanted. It was too high..............$80,000 too high to be exact. I wouldn't be doing the homeowner justice if I took the listing. I just couldn't bring myself to do it.
- The location is on a busy street.
- No parking other than a 2 car driveway.
- Small property.
- No curb appeal whatsoever.
- Not in diamond condition.
- It's priced at diamond condition, waterfront property price for today's market.
- It is absolutely priced 15 years into the future.
Folks, we have a reverse real estate market wish. I can't make that wish come true. Neither can the bank appraisers.
Unless your home is in diamond condition and/or on the water, forget about even going into the low 400's in Lindenhurst NY. Stop chasing the market.
Or, if you have a beautiful Jetson skypad with all the really cool gadgets, then go for it!
