30 homes in Lindenhurst went pending in April 2012. The last time we saw that many homes go under contract was April 2010. That was the time of the $8,000 home buyer tax credit and real estate professionals agreed that those numbers were padded because of the tax credit.

No padding here now! April 2012 pending sales was almost double compared to April 2011. The Lindenhurst NY real estate market is changing little by little. Low mortgage rates are helping for sure.

I'm also starting to see homes sell for 3% below list price and not more. Homes on busy streets are selling quickly as well. Although few, I'm seeing some bidding wars where some homes are selling above list price. That hasn't happened in five years!

Overall, the Babylon Village housing market is up 4.65% since the first quarter of 2007.

From January 2011 to December 2011, the Babylon Village housing market is down 3.01%. That is not bad at all. Some towns within the Town of Babylon are down by 6% and higher.

2011 didn't fluctuate all that much for Babylon Village. If the quarterly numbers stay fairly tight, then maybe 2012 will be the year for stability for the Babylon Village housing market. Babylon Village will see a seller's market quicker than other towns within the Town of Babylon. That probably won't happen for a few years though.

56 homes sold in 2011 in Babylon Village. Sold prices range from $200,000 to $1,275,000. The median sold price: $459,000. List price to sold price ratio average: 5.49%. Average property taxes: $12,879. Average days on the market: 109

Overall, the Lindenhurst NY housing market saw a 4.14% decrease in the median sales price since January 2011. Let's look at the Lindenhurst NY housing market since January 2007:

2007 - 0.67% decrease
2008 - 8.38% decrease
2009 - 1.27% decrease
2010 - 5.67% increase
2011 - 4.14% decrease

Since January 2007 to December 2011, the Lindenhurst NY housing market decreased by 22.23%.

The Lindenhurst NY housing market saw the worst in 2008 and saw the best in 2010.

Since the quarterly median sales prices of 2011 stayed fairly tight, I'm hoping that 2012 will be the year for stabilization for the Lindenhurt NY housing market. When stabilization occurs, it will stay that way for a while. Do not expect a full blown sellers market in 2012.

Lindenhurst NY Buyer Activity History:

The chart below represents how many buyers bought homes since 1992. 2004 and 2005 had more homes sold than any other year. That was the market boom. 2008 through 2011 has been fairly steady since 2007.

As you can see, buyers are buying and they should. Mortgage rates are at historic lows as well as housing prices. If you have the money, buy now is all I can say because mortgage rates will go up again and so will housing prices. Long Island is not in economic ruins like some part of the United States and we do not rely on one particular industry or anyother industry for that matter. All I know is the stores were crowded as usual this past holiday season!

As you can see from the chart below we are at 1992 buying activity. I bought my first house in 1993 for $129,990. It was a 3 bedroom ranch and had 7 rooms with a full, half finished basement and no garage.

Here is a kick in the pants for ya: Back then it took 5 months to close on a home and that was having no major issues. Now it's around 2 months. It's amazing how real estate has changed over the years!

Currently, there are 67 short sale homes on the market in Lindenhurst NY. Prices range from $165,375 to $499,990.

So far, 30 homes have sold as a short sale. As of December 2010, 30 homes sold. Here it is December 2011 and we are at last years sold numbers. I was really hoping we would see the sold numbers increase, not remain the same. But, it is better to be the same then a decrease.

The highest price home was listed for $399,000 and sold on 8/25/11for $375,000. On the market for 89 days. It is a four bedroom, eight room Colonial.


50 homes went under contract in Deer Park NY for the 2nd Quarter which ended June 30th. Buyers who have school-aged children, like to be in their new home before school starts in the fall so that is why you see an upswing compared to the 3rd Quarter.

Pending home sales for Babylon Village in 2011 compared to 2010 for the most part stayed consistent.

Babylon NY pending home sales for the 3rd Quarter 2011:

15 homes went under contract in the 3rd quarter of 2011. The lowest price home was listed at $256,000 and sold for $265,000. It is on Cadman Avenue in Babylon Village. It was on the market for 49 days. The list price to sold price ratio: -3.5%. Don't get all excited about the ratio. That is not the norm. In a seller's market it would be but not right now. Maybe in 2012 we will see more stabilization in Babylon Village. It's going to be at least another few years for a seller's market to show it's face in Babylon Village.

The highest price home was listed at $1.2M and sold for $1.177M. See, even million dollar homes in Babylon Village do not go for much less than asking price as you may think. This home is on Christopher Court in Babylon Village. It was on the market for 412 days. It was originally listed for $2.1M. Obviously that didn't work out. The list price to sold price ratio: 1.9% And the buyer paid cash.

The majority of the homes that went under contract in Babylon Village were priced between $380K and $399K.

Currently, there are 65 homes on the market in Babylon Village. The lowest priced home is $149,000 and the highest priced home is $2.8M.

If it were a seller's market in Babylon Village, more homes would sell in relation to the amount of homes coming onto the market (new listings).
