The Real Estate Market Sucks! Where Are The Buyers? My House Won't Sell! Wa-Wa-Wa!
Ok, ok, relax. I'm not here to tell you to stop moanin' about the real estate market. I'm not going to tell you to untwist your panties. Well, I am, but I'll do it in a nice way :)
The one thing I hear a lot is, "where are the buyers?" They are here. They haven't gone bye-bye. Trust me.
In 2009, 279 homes sold in Lindenhurst NY. That means there were 279 buyers. Prices ranged from $152,500 to $675,000. The $300K price range had the most buyers.
In 2010 259 homes sold. You know what that means. 20 less buyers in 2010 than in 2009. In retrospect, that is not a huge difference. Buyers didn't magically disappear and no one was taken over by body snatchers. The prices range from $120,000 to $610,000. The low $300K to mid $300K had the most buyers. Get my drift?
My drift is this: price your home to sell and it will sell. Listen to your real estate agent about pricing. Pricing is not about what you need. It's about what the buyers are willing to pay. The comparable homes us agents pull for you to view, do not lie. We do not make them up. They are in black and white.
Buyers have a lot of choices. And you have to make a choice about pricing if you want to sell your home.
