This information is for detached, single-family homes in Babylon, New York only.

New Homes That Came Onto The Market Between 9/1/09 To 9/30/09
18 Compared to 8 in August.

Homes That Had Price Changes - 7
Compared to 3 in Agust.
This is because agents are sitting down with their clients and re-examining the market and reducing the price accordingly. Or, the sellers are going to their agents in the first place to do a price reduction.
Average Days On The Market: 118

Homes Currently Under Contract - 8
Average Days On Market: 116
Compared to 4 in August. Average Days On Market: 51

Expired Listings - 5
Compared to 4 in August.

There are many reasons why listings expire. The home was priced too high and they want to wait a while before relisting the home at market value. Some sellers realize that in this market, they can't get what they want for their home so they will wait it out. Personal reasons like their job is not transferring them now so they are staying put. These are just reasons I have discovered when talking to home owners who's listings have expired.
