Selling or buying a co-op is not child's play. Co-ops are a different breed than a single family home. Even though both developments are co-op, the boards for each are different. They have different requirements for buyers and an agent should be well-versed with both developments.
Since I'm a lifelong resident of the Town of Babylon, I know both Country Club Gardens and Fisherman's Wharf extremely well. I lived in Fisherman's Wharf for almost 7 years so I know what the board requires.
If an agent does not know what the board requires then they can't pre-qualify any buyer. When that happens and you get a buyer that doesn't qualify it will be about 6 to 8 weeks when you find out the buyer wasn't approved by the board. Now that will be a total waste of your time!
