Lindenhurst NY Home Selling - Low Offer? Work It!
Low offers aren't exactly fun. I've had agents sheepishly say I have a low offer for you. I tell them, it is what it is and let's see if we can make it happen.
Sometimes, when I present a low offer I hear a sigh on the other end of the phone. Who cares? My buyers are serious so let's see where it goes.
Some homeowners look like they are going to have a heart attack when a low offer comes in. I let them know ahead of time that we have a low offer and I will help them counter-offer.
If a buyer is serious, they will counter the seller's counter-offer. If not, they will walk away after the 1st counter-offer. That tells me that the buyer is trying to get a steal, not a deal. If a seller is serious, they will give a good counter-offer. Not a few thousand dollars below the asking price. But, sometimes that will send a message to the buyer that their initial offer was too low.
I negotiated a deal for eight weeks recently. The contracts were sent out. The buyer ended up walking away. Was I not happy? Yes. Did I blow a cork over it? No. Neither did my homeowner. It is what it is and you move on.
It never hurts to negotiate a deal. You win some, you lose some. Both sides should be realistic. Both agents should be realistic as well. When a buyer walks away after the 1st counter, you know they are not that serious about buying the home. Maybe they are prequalified up to a certain price point and that is all they can afford. Agents cannot completely control their buyers and sellers. We are supposed to submit offers no matter how low they are. It's the law.
Negotiate the offer and see what happens.
