Last year, my coop buyers had a problem closing this transaction. It was taking longer than normal. The seller's attorney never did a co-op transaction before and never requested the Share Certificate from the seller's bank. This process can take 45 days as it is and this request should have been done once we were in contract. Michele had a contact at the seller's bank and was able to get the Share Certificate in time to close. Didn't surprise me since Michele Goetz gets the job done!
