Selling Your Town of Babylon Home During The Summer
I know not everyone can afford to have central air conditioning or other types of air conditioning. Electric bills can soar! And some homeowners can't even have the units that go through a window due to the type of windows they have. We do not live in the South but it's been hot as blazes here on Long Island this July. When I show homes to buyers where there is no air conditioning, they leave sooner.
If you do not have air conditioning, you can try to keep your home cooler by keeping the blinds and curtains drawn to block out the sun better. You would be amazed at how well this can work. I know this seems logical but homeowners do forget about doing this. For homeowners that have brick homes, you can hose-down your home when the sun goes down. Doesn't take long to do it or much water for that matter. I have a friend who does this and it works.
Portable air conditioners are fairly inexpensive and they work very well. I previewed a home in Lindenhurst, NY last week that had one and it worked just like any other air conditioner. You can get an 8000 BTU unit for under $300.00! They are no louder than a unit that is in the wall or through a window.
When I show homes to buyers where there is no air conditioning, they want to leave sooner. I have a first time home buyer that loves to linger in each home we preview but wants to leave sooner in homes that have no air conditioning. I recently figured out a good way to keep them cool when they are "dying" of the heat and will keep them in your home longer. I make sure I have cold bottled water for them and I use a few paper towels and get them wet. I wring it out a little for them and I have them put it on the back of their neck. Yep, they think I'm crazy at first but I tell them it's only water. They do it and it makes them feel better!
