Just Because its New Construction Doesn't Mean You Forgo the Home Inspection...

 

When buying new construction on Long Island or anywhere else, a home inspection is a must! Most builders of new homes use sub-contractors for the plumbing, electric, drywall, etc. Just because it's new, doesn't mean it's perfect!

Michael Thornton wrote the original post. He is a Home Inspector in the brentwood, franklin, nashville & the middle tn area and knows full well what he is talking about!

Missing shims and squash blocks on new constructionHow man times have we all heard it? The on site agent "Pooh Pooh's" the notion of getting a home inspection. Touting, "This property was inspected by 'the Codes' department and...". Balderdash!!!

We all know or should know, that builders are 'for profit' entities and are only as good as their subs and on-site supers. I have yet to see a codes official crawl through a crawl space. Not to mention that they are not always the sharpest tack in the box, but then, that is a blog of a different color.Gas line run under girder

While sustainable growth engineered lumber is the norm for new construction nowadays, there are criteria dictated by the manufacturer that must be followed to ensure satisfactory performance. Proper support of the spans and adequate load transference to the earth is crucial. 

In this instance, the builder missed a critical bearing point and made an impromptu repair. There are several things wrong here:

Over spanned and undersized girderOne - the support girder was over spanned. Support columns are to be 6' apart for this building jurisdiction.

Two - The support columns are to be placed on 18"x 18 footer pads. They weren't...

Three - The girder was woefully undersized - not to mention missing squash blocks to transfer the load bearing wall weight...

Four - Missing steel plates for shimming purposes. Wood shims are prone to crushing...

Once again, proof that the small fee paid to a good home inspector/home inspection company, will save you and your clients lots of money.

New York Cell Phone Law: Just A Friendly Reminder From Your Neighborhood Real Estate Agent!

As a lot of you know (I hope), New York State has a no talking, no emailing, no texting, no make-up application (kidding on that last one) while driving law. The maximum fine is $150.00

It is a secondary law, which means in order for a person to be ticketed for the offense, the driver must have committed a primary enforcement offense such as speeding, disobeying a traffic signal or other violation. This law will replace laws passed by other jurisdictions in NYS.

The only time you can talk on your cell is to call 911 and is for emergencies only. No calling Taco Bell to complain or complain about how bad your kids are, lol.

All Commercial Motor Vehicle Drivers: Please note the Federal Ban on Texting for Commercial Truck and Bus Drivers which was announced by the U.S. Transportation Secretary, Ray LaHood.

The ban is on the use cell phones to text while driving a commercial vehicle. The prohibition, which took effect on January 26, 2010, is the first step towards the safety of commercial drivers and motorists who share the road with them.

Those truck and bus drivers who are convicted of texting while driving commercial vehicles may be subject to civil or criminal penalties of up to $2,750. Wanna give away your paycheck?

The regulatory guidance on the texting ban for commercial truck and bus drivers is on public display in the Federal Register and available in printed form in the Federal Register. The public can follow the progress of the U.S. Department of Transportation in working to combat distracted driving and a distracted driving commercial at www.distraction.gov

I look forward to this ever year! Tons of food, rides and fun!

My office will have a booth in front of the CVS which is nex to Chase Bank on Wellwood Avenue. We will have a raffle for a child's bike so come on down and see us and maybe you will be the one to win the bike!

There will be a Midway on Friday night st 6 p.m. Saturday and Sunday from noon until 6 pm with games and rides. Wellwood Avenue will be filled with vendors selling all sorts of crafts, home made items, games, toys and a lot of food. There will also be a Beer Garden" set up at the Village Square.
