This month, there are 15 homes that sold in West Babylon, New York. Almost double compared to January 2008. These numbers will continue to increase in the next few months since spring selling season is now.

There were 20 homes newly listed in January of 2008 and 22 homes newly listed in January of 2009

This month, there are 48 newly listed homes in West Babylon, New York. That is just over 50% compared to 2008 & 2009.

The Average Listing Price for January 2010: $331,995
Average Taxes: $7,985.00

Homeowners that can sell now are taking advantage of the massive amounts of buyers that are out there NOW that want the $8,000.00 tax credit being offered. The spring selling season is now, not in March because of the home buyer tax credit.

Condos Townhouses In West Babylon Long Island - Maple Court/Petersen Court Development

I live in the Maple Court/Petersen Court condo development. There are 12 units and they were built in 1995.

Only 4 units have full basements. They are all 2 bedrooms with an Eat In Kitchen, Diningroom, and a spacious livingroom. Upstairs you will have a master bedroom and a 2nd bedroom and a large master bathroom. Now, the units that do not have basements have a larger master bedroom and have 2 full bathrooms. All units have attic storage. The closets are more than spacious. My son's closet is large enough to put another bed in there and still have plenty of room for storage. His dresser is in his closet!

One unit recently sold for $315,000.00 and has a full, finished basement and in December of 2008 one unit sold for $294,000.00 with an unfinished basement. We bought our home in 2007 for $370,000.00 The year before they were selling for over $400,000.00 Even though the value is down compared to 2008, because of the recent sale, their values are on the rise.

The HOA fees are $225.00 per month which is more than reasonable. Our contingency fund for repairs is healthy.

This development is walking distance to Grandma's Ice Cream and Friendly's. The West Babylon High School is in walking distance as well as the Rite Aid shopping center that is on Route 109 in West Babylon.

Just a few minutes drive to Argyle Park in Babylon Village as well as Main Street in Babylon Village. There are tons of shopping and restaurants enough to make your head spin!

Just a few minutes south of the Maple Court Development is the Great South Bay Shopping Center in West Babylon. You have Bed, Bath and Beyond, Old Navy, Bath and Body Works, Dollar Tree, Blockbuster Video, and TD Bank will be coming soon!

Condos hold their value better than single family homes. When the market is down, condos tend not to go down as much. This is because people like to have homes where they do not have to mow and shovel snow. That is why we live here.

Our neighbors are the best neighbors we have ever had. We pitch in and help each other like dig our cars out when we have a lot of snow. We do this when we do not want to wait for the snow removal people to come. They do an awesome job with snow removal and our landscaping. We use Giannini Landscaping. They really do a great job for us!

Bagel & Deli Creations in West Babylon, New York

This deli is my favorite place for bagels. They are more than just a deli however. They also do catering.

My favorite bagel is their french toast bagel with cream cheese. Not low fat cream cheese, the real stuff! That bagel is smothered in cinnamon sugar and syrup. It's like a desert its so delicious!

All of their bagels and other breads are always fresh and soft, never hard and stale. They have breakfast creations including egg white omeletts and breakfast wraps. Oh, and let's not forget pancakes! No other deli around the area makes pancakes. They have a choice of buttermilk, blueberry, chocolate chip (another favorite of mine) and good 'ol french toast!

For lunch you can get burgers, salads and panini's. All grill items are served with cole slaw, fries and a pickle. Even the pickles are good!

If you are really hungry, they have heroes to end all heroes! All sandwiches come with a choice of potato, macaroni, cole slaw or health salad.

They have a huge selection of salads they can make you. They have 4 choices of greens: romaine, iceberg, mesculin or spinach. I'm not a salad person but they all look so delicious!

Gourmet cookies, cakes and muffins. I wish I had a picture of these items because their presentation of these items are awesome. They have mini muffins for the kids too.

Be prepared for a wait during breakfast and lunch. Call your order in ahead and they also have free delivery and corporate accounts are available.

This weekend I will come back to this blog because I will buy that french toast bagel and take a picture of it and post it here so you see how good it looks!
