Here we are, two years later and it's the best time to buy a house. Better than two years ago. Housing prices are low as well as mortgage rates. If you have the money for a down payment and closing costs, now is the perfect time to buy. Mortgage rates are at historic lows. If you are sitting on the fence, get off that fence now. I've heard buyers say that they are in no rush. That is all well and good, but, do not wait too long because you could end up regretting it.

There is no bad time, wrong time to buy a home, any other real estate. Just do your homework, study the market and zero in on the best price, financing package if there is one that can be had.

I think because real estate prices and interest rates have stayed low and folks are a little afraid of where the economy is still going, that a lot of folks are leasing.  We're seeing a lot of fence sitters in the high end lease market, could definitely buy, but are holding off.

It is an incredible time to buy if you have the credit...how long this last is anyones guess. I can't believe the rates have stayed this low this long

Hi Michelle, Being unsure of the economy is the main factor these days.

Hi Pat, I'm surprised that mortgage rates have been low this long. Earlier in the year the Feds stated that by the end of this year, rates would be up to 6%. That remains to be seen!

Great video Jackie.  Two years ago houses were at an all time low.  Our market has begun the recovery, so people who were waiting for bottom missed out.  However, the interest rates are lower now, so it's still a great time to get out there and buy.

Hi Chris Ann, We seem to be bottoming out now. When I compared 2009 to 2008, there was a 15% decrease in Lindenhurst closed home prices. So far this year it's at 1% compared to last year. Like you said, mortgage rates are extremely low right now. Having good credit, the down payment and closing costs, it's a no brainer to buy a house now!

Anyone who is in a position to afford a home now had better get off the fence and start looking! If interest rates and housing prices begin to climb, even the slightest increase could mean the difference between home ownership or renting for an indefinite period of time.
