What Does Real Estate and A Box Of Chocolates Have In Common?

I will never forget the first time I prospected expired listings in September 2009. The very first door I knocked on had recently expired in Lindenhurst NY and had listed with numerous real estate agents over the last four years. I knew it was going to be a challenge but didn’t expect what I was greeted with.......

It was just short of 11:15 a.m. and when I knocked the homeownerflew open the screen door and screamed at me, “do you know what F’ing time it is?!?!?” I replied, “yes, it’s 11:15”. “I’m sorry, is it too early for you?” I then put a smile on my face and told her to have a good day and thanked her for her time.

As I was walking back to my car, I heard footsteps behind me. I turn around and was almost nose to nose with the homeowner. I told her to back away or I call 911. I get in my car and just said “NEXT! since I had 11 more expireds to go to.

For the rest of the day I was greeted with a few luke-warmhomeowners and the rest couldn’t have been any nicer. I even had an elderly woman invite me in for tea and cookies and of course I did. How could I say no? She was the nicest one of all and I enjoyed her company and she appreciated me sitting down with her. To this day, I visit her once a month and we both look forward to it. At this point in time, she can’t sell yet and when she is, I will miss her so I’m in no rush to list her home and she knows this.


Being a real estate agent, I get to meet all kinds of interesting people. Most are nice. Some are frustrated with this market which is understandable.

Just goes to show you how real estate is just like a box of chocolates. You never know what you are going to get!

What a great post. It is true when we visit we never know what we are going to come across. I actually cut back on BPO's because  1 I never go the listngs and 2 whena  house was empty I never knew what I was going to walk into

That's for sure, Jackie.  You truly never know.  What I've noticed with expired listings is that they overpriced their house and then they blame their realtor for it not selling.  And, maybe they're right.  If we take an overpriced listing we add ourselves to the list of reasons.  You story about the lady was very sweet.

Jackie it is true you never know what you will get.  I had success on my first door knocking experience I can attribute 5 sales to it.

Door knocking is also a great way to find out what is really happening in the community.

You must be glad you did not quit after the first encounter.

I agree with the others -- kudos to you for the perserverance! Most would've gone home after house #1. You point out what I consider to be the blessing -- & curse -- of this business. The fact that each transition is so different can be frustrating when starting out in this business.

I was a complete mess, could hardly talk, however, the experiences were not as dramatic as you had.  I mean not everyone was peachy happy to see me. Door knocking works.  You probably have an idea why the first home didn't sell with the 'nice' reception that you received.  I'm glad that you didn't let that person ruin the rest of your day!

The only kind of mixed boxes of chocolate I like are the samplers that list what's in each little square. Do you suppose there's a list like that for door-knocking?  Suppose not.

I must say I agree with you about working with a variety of people in this business.  Some are delightful and others are people I want to run from.  I admire your ability to knock on doors and take both the good and the bad.  I have done that, too, but my big fear has been dogs running after me.  This Spring, I may try it again.  Right now, I call expireds, and I have some good times and some that are awful.  I hate it most when I get hung up on, before I have a chance to say anything other than my name and that I am a realtor.  Still -- you never know.  It certainly is a good way to get listings - door-to-door, face-to-face.  Good luck to you and to me, too!  Have a great day. Yes our homeowners come in all types.  This is what I love about this business, you never know what your day will be like.  As you said in your post..."you never know what you are going to get'.

Hi Evelyn, I don't think it's a brave thing. She could have had other things going on in her life and I was right there in the line of fire. I think if I didn't continue, I would be here toay helping sellers and buyers.......I think.

Wow, that would be a tough first door to knock on! Great job continuing with the list! It's funny how we do find friends through this business and some people we know we won't be trying to prospect again and just check of the list. I like the comparison to chocolate, timely for Valentines Day!

When I first started in real estate I would go in person to the expired listings and had all kinds of experiences.  Most of them were discouraging, especially when people were full of hate.  I did list houses through this form of prospecting.

Hi Bob, when it comes to candy, yes we can make ourselves sick, lol. I remember doing that as a kid. Picking a candy out of the box and if I didn't like it, back it went, lol.

Hi Dale, prospecting expireds is so different than anything else. Homeowners are frustrated and who can blame them?
